MASTER PLANNED COMMUNITIES Master planned communities are large real estate projects that include homes, commercial, retail and community facilities. They have the look and feel of a city within a city. Within the master community are usually found smaller sub-associations. Each sub-association may have its own architectural style. Members pay two sets of dues, one set to the master association and one to the sub-association. The master association maintains the roads, parks and recreational amenities. The sub-associations maintain the structures and amenities within their own developments. The California Department of Real Estate defines them as developments consisting of 500 or more separate residential interest managed by a community association. Cal.
